50% due at time of booking. Remaining balance due 14 days before arrival.

90% of paid prepayments refundable when canceled 30 days before arrival or earlier.

Rules of the house:

Welcome to Booked at The Beach! 

We're glad you're here and hope you have a wonderful time! In order to make the most of your vacation, please adhere to the rules of the house.

If you play a game of basketball, please return the ball where you found it. (Plastic storage bench near the goal.) Please be a good neighbor and stay within the boundaries of the yard. We want you to have a good time, but please be considerate of others, especially while playing loud music late at night.

Enjoy all our outdoor spaces, but please do your part in preserving them. If you use the outdoor grill, please clean it after use and make certain the gas is turned off. Wipe off the picnic table after use, and make certain outdoor shower is turned off.

If you should find anything broken or not working properly in the house, please notify us as soon as possible.

We invite you to enjoy one of our board games, put together a puzzle, watch a DVD, or create a masterpiece with washable markers, but please return all to their proper places when done.

This is a smoke-free, pet-free house. No smoking is allowed in the house or near doorways, as the odor can be drawn in and circulate throughout the house.

We know it's tempting to open the windows and let in the ocean breezes, but the salty air is very corrosive and creates rust and a gritty film on… well, everything. For this reason, please do not open the windows.

In order to keep the temperature inside the house at optimum levels, please keep all doors shut when not in use. For your comfort, keeping the blinds closed, especially in the late afternoon, will also help.

To help preserve our beaches and ocean wildlife, please don’t leave trash on the beach.

The parties hereby agree as follows:

1. The Property comes with all the necessities for a great vacation. (Fully equipped kitchen/ internet/ central heat & air/ bedding, linens, & towels for 16 guests/ washer & dryer/ basketball goal/ gas grill/ televisions/ DVR/ 3.5 bathrooms.) All are in good working order. Guests are asked to leave the property in the same condition they found it. Guests are responsible for recklessly damaging or removing items from the property and will be charged accordingly.
2. NO PETS, NO PARTIES, NO SMOKING. Violating any of these policies will result in eviction from the property.
3. The maximum number of guests allowed is 16 and is strictly enforced.
4. Without prior authorization from the homeowner, failure to adhere to the check-in/ check-out time will result in an additional fee of $350.
5. Guest agrees to abide by the Rules of the House at all times while at the property. This includes all members of the guest party.
6. Guest shall allow Homeowner or their agent access to the property for purposes of repair, inspection, or emergency.
7. For your convenience, we have partnered with the leading provider in guest-screening, SuperHog's Know Your Guest. A $35 flat fee covers up to $500 in accidental damages incurred during your stay. Payments are made directly to SuperHog and are not reflected in the amount you pay to Booked at the Beach.
8. Payment in full is due within 14 days of check-in. Credit cards and PayPal are accepted.
9. In the event of guest cancellation, refunds will be made according to this schedule: 90% of paid prepayments refundable when canceled 30 days before arrival or earlier. 50% of paid prepayments refundable when canceled 14 days before arrival or earlier. 0% refundable if cancelled after.
10. The Homeowner may be forced to cancel the stay if house rules are not adhered to during the entire rental period. No refunds will be made in this instance.
